Sale Checklist

So you’re selling a property? Here’s a helpful Sale Checklist. Provide what's listed below to our office as soon as practicable and prior to any scheduled signing appointment. Please email the documents to av@anitaverma.ca or FAX to 416-352-6158

1. Completion of the Identification Verification Form (attached); and
2. Two IDs for each person which must be:

  • Colour or black and white copies
  • Front and back of each ID
  • One of Two must have your photo and the copy must be clear
  • Signatures on IDs
  • Government Issued preferred – Passport, SIN, Driver’s License, PR Card (No health card)
  • Unexpired

 

We also require the following items from this checklist prior to closing: 

  1. Most recent mortgage statement. If more than one mortgage than statements for all mortgages (including lines of credit) registered on title;
  2. Most recent property tax statement;
  3. Forwarding address;
  4. Survey (if available);
  5. Hot Water Tank Rental Agreement if applicable;
  6. Call to utilities to cancel current account;
  7. One set of keys (to be provided at time of signing);
  8. Void cheque for direct deposit of net proceeds if this option is selected (if you do not have a personal void cheque, you can obtain a PAD form from your bank and have them affix their stamp on the form. The account holder must match names on title or a jointly held account if the net proceeds are payable to more than one party); and
  9. Please advise if a/c and furnace is rental, purchase to own or lease to own.
