Refinance Checklist

So you’re refinancing a property? Here’s a helpful Refinance Checklist. Provide what's listed below to our office as soon as practicable and prior to any scheduled signing appointment. Please email the documents to av@anitaverma.ca or FAX to 416-352-6158

Please go through this Intake AND Checklist and provide our office with COMPLETE information / documentation requested in a timely manner. Any incomplete or illegible documenation will cause a delay in your transaction.

 

PART A: CLIENT INTAKE

1. Completion of the Identification Verification Form; and
2. Two IDs for each person which must be:

  • Colour or black and white copies
  • Front and back of each ID
  • One of Two must have your photo and the copy must be clear
  • Signatures on IDs
  • Government Issued preferred – Passport, SIN, Driver’s License, PR Card (No health card)
  • Unexpired

 

Further, please provide the following information:

  1. Are you a Non-Resident or Citizen/Permanent Resident?
  2. Is this your Primary Residence or an Investment Property?
  3. What is your Spousal Status?
    1. Single.
    2. Separated, in which case we need a separation agreement.
    3. Common law.
    4. Legally married and your spouse is not on title: in which case we need your spouse to sign
      for spousal consent. (Matrimonial Home) We will also need their 2 IDS and completed
      identity form.

 

PART B: CHECKLIST

  1. Two (2) IDs for each person as indicated above.
  2. Fire/Home Insurance – the NEW lender must be listed as a loss payee and their correct address; will provide exact details
  3. Void cheque/PAD Form for account from which mortgage will be paid. Please confirm if this is a joint account.
  4. Status certificate for condominium properties only – can take 2-10 days to obtain.
  5. Current Property Tax Bills – we need to ensure your property taxes have been paid up to date. If there are any arrears we will pay them on your behalf.
  6. Current Mortgage Statements – depending on what position your new mortgage is, we will need to ensure your Mortgage is in good standing or request a discharge payout.
  7. Current Debt Statements/Payouts – you must provide legible statements that have the following information: debtor name, debtor address, account holder name, FULL ACCOUNT NUMBER (card may be asked to obtain this), CURRENT amount owed. We cannot accept screenshots only. We cannot accept documents missing this relevant information.
